Residential property development along a railway line

BMT provided the Client clarity in the constraints and opportunities of a property site, enabling reliable and cost-effective decision making to optimise the site's buildings' energy performance and minimise environmental impact during construction and operation.

The Requirement

Hong Kong’s West Rail Line connects the populated North West New Territories to the city’s business districts.

To accommodate the continued growing population in outlying areas, the MTR Corporation Limited (MTRCL) – which runs Hong Kong’s comprehensive rail metro system and is also a local property owner and developer – has been developing large-scale residential properties along the West Rail Line. The Long Ping Southern property site is one such example.

The site is a positive response to the community’s aspiration for better living. It meets the local residents’ demand of optimal utilisation of scarce land resources by providing small to medium sized flats with convenient access to the metro. BMT has provided a full range of services to

support the development of the Long Ping property site, covering:

  • Environmental Assessments
  • Air Ventilation Assessment
  • Sewerage and Drainage Impact Assessment
  • Green Building Preliminary Assessment (in accordance to the BEAM Plus New Buildings certification requirement)

Our Approach

Located above a sewage pumping station and situated at close proximity to the railway, the Long Ping property site faced specific challenges with regards to noise and odour. To ensure minimal environmental impact and achieve full compliance, BMT recommended the following measures:

Noise Mitigation and Odour Control

  • optimised building orientation and setback
  • reduced aspect building design
  • addition of architectural fins
  • full enclosure of the pumping station
  • the installation of an odour-control system
  • redirection of odour dispersion through one emission point, to an area constrained and separated from air-sensitive receivers

Outcome and Benefits

BMT’s involvement contributed to the approval of the development’s planning application.Additionally, we provided customers with visibility to the site’s constraints, enabling a reliable and cost-effective approach to optimising the site’s buildings’ energy performance and minimising environmental impact during construction and operation.
